We worked
closely with Cambridge Hanover putting together a simultaneous purchase and
partial lease of a 220,000 sq. ft. distribution facility in Central New Jersey.
Although, we had an excellent credit tenant in hand, the buyer under contract
could not perform. Fortunately, we found Cambridge Hanover who reacted quickly
and was able to complete their contract, lease negotiations and due diligence
within thirty days, enabling the tenant to obtain the space they wanted.
Cambridge Hanover ended up with a solid investment having an immediate income
stream as well as additional upside potential. I am happy to report that as
listing broker we were compensated on both the sale and the lease and kept the
listing on the balance of the vacant space. A
truly win-win situation for all parties.

Cambridge Hanover acquired one of
our Bestfoods Baking Business surplus office/manufacturing/distribution
facilities that also contained one of our very popular bakery retail outlet
stores. We had already relocated the manufacturing operations to other plants,
but wanted to retain the 100,000 sq. ft. office and depot/outlet component of
the facility as the location continued to work well for us for those functions.
They structured a 15 year lease for the portion of the property we wanted to
hold on to, and rehabbed the office area while we were still in occupancy. The
balance of the complex was converted into a high-tech flex building for leasing
to third parties. Cambridge Hanover closed and renovated the property on an
all cash basis, and had the ability to handle all of the
permitting, lease negotiation and construction issues.
